If paint is good on the outside, interior is tidy, has working ac, and maintainence is up to do date, I would say at minimal, it's worth 3k, maybe more with the right buyer.

I use a large chisel and 3lb sledge hammer to loosen the gland nut. It doesn't matter if you mangle the gland nut as the new inserts will come with new ones.
